Searching for the ideal property

Finding the right rental property is not always easy. Moving can be stressful, even at the best of times.

If you are relocating to Horsham, our Property Management team is here to help make the process easier. By registering your requirements with us, you can be notified when a property becomes available that matches your criteria.

We can also assist with online applications, bond and rent set-up, direct debit arrangements, and utility connections.

Applying online can help us review your application sooner. Please note that you will still need to inspect the property before signing a lease.

Before you apply

Before applying for a rental property, it helps to prepare the information and documents you may be asked to provide.

Identification and supporting documents

  • Photo identification, such as a driver’s licence
  • Employment details and recent payslips
  • Rental references and rental history
  • Character references if required
  • Guarantor details if applicable

How applications are assessed

Landlords choose the applicant they believe is the most suitable for the property. This may include considering rental history, references, income, and the information provided in the application.

Please ensure all information is accurate, complete and up to date.

Application checklist

  • Complete all sections of the application form
  • List everyone who will be living at the property
  • Declare any pets
  • Include your rental references and history
  • Provide employment and income details
  • Attach any supporting documents requested
  • Sign the application before submitting it

Costs at the start of a tenancy can vary. Your agency will advise you of the bond and rent payable before the agreement is signed.

During your tenancy

Bond

A bond is a security deposit held in connection with the tenancy. It is generally returned at the end of the tenancy if the agreement has been met and there are no outstanding claims.

Paying rent

Rent must continue to be paid in full and on time. If paying by EFT, allow enough time for the payment to reach the nominated account.

Maintenance

Please report urgent and non-urgent maintenance to the agency as soon as possible.

Entry and inspections

Landlords and agents may enter the property in line with Victorian rental laws, including for inspections, valuations, maintenance and showing the property in certain circumstances.

Routine inspections are limited and must be carried out with proper notice.

Moving out and final inspections

Before you vacate

  • Check your lease end date
  • Provide the required notice in writing
  • Review your original condition report
  • Arrange cleaning and carpet steam cleaning if required
  • Repair any damage you are responsible for
  • Check lights, gardens, garage and outdoor areas
  • Arrange disconnection or transfer of utility accounts

Condition report

The condition report records the general condition of the property at the start of the tenancy. It is important to review it carefully when you move in and return it within the required timeframe.

Returning keys

Please return all keys and remotes issued for the property. Final inspections are generally completed after keys are returned.

Breaking a lease

If you leave without proper notice or end the tenancy early, fees or compensation may apply depending on the circumstances.

Final inspection cleaning guide

  • Clean walls, skirting boards, floors and window sills
  • Clean windows, blinds and curtains
  • Dust light fittings and remove cobwebs
  • Clean exhaust fans
  • Thoroughly clean cupboards, benchtops, stovetop, grill and oven
  • Ensure bathrooms, toilets and laundry are free of mould, soap residue and mildew
  • Clean shower screens
  • Arrange professional carpet steam cleaning if required under your agreement
  • Mow lawns, tidy edges and trim back gardens
  • Clean garage, carport and storage areas
  • Repair any damage you are responsible for
