If something needs repairing at your rental property, please let us know as soon as possible. Reporting issues early helps us assess the problem quickly and arrange the right next steps.

The quickest way to report maintenance is through our tenant portal. Please include as much detail as possible, along with clear photos if available, so our team can review the issue promptly.
When lodging your request, please tell us what is happening, when it started, whether the issue is getting worse, and whether the property is still safe to live in.

Urgent maintenance is a repair that needs immediate attention because it affects safety, security, or essential services at the property.
- A burst water service or serious water leak
- A blocked or broken toilet system
- A dangerous electrical fault
- A serious gas leak
- Flooding or serious storm damage
- A failure of an essential service such as water, hot water, cooking, heating or laundry facilities
- A fault or damage that makes the property unsafe or insecure
- A breakdown of the only available shower or toilet
Important
If the issue is urgent, please lodge the request through the portal immediately and also contact our office straight away so we can review and act on it as quickly as possible.
What is non-urgent maintenance?
Non-urgent maintenance includes repairs that do not pose an immediate risk to health, safety, or the security of the property, but still need to be attended to.
- A dripping tap
- A faulty cupboard, door or latch
- A cracked tile or minor wall damage
- An appliance issue where there is still an alternative available
- A fence repair that is not creating an immediate safety or security risk
- General wear and tear items that need attention
Before you submit your request
- Check whether the issue is urgent or non-urgent
- Provide a clear description of what is wrong
- Upload photos if you can
- Advise whether a tradesperson can use office keys if needed
- Provide your preferred access days and times
- Let us know if children, pets, or special access instructions apply
A few important notes
- Please do not arrange repairs yourself unless you have been instructed to do so or it is an emergency covered by rental laws
- Reporting maintenance early can help prevent further damage
- Clear information and photos help us get the job to the right tradesperson faster
- If a maintenance issue is caused by damage or misuse, there may be costs involved
