Why use a “Specialist Property Management” office as an agent to “Sell” your home?
“Despite other agents using this as a listing tool against us – “Oh they only do rentals.” We see being a specialist in Property Management, as an enormous advantage. This is due to the sheer number of Landlords and Investors in our database of clients… the same database that we quote your property to.
We have an instant database of potential purchasers – a very distinct advantage, that means we can expose your property to a large number of potential purchasers, quickly and with little expense.
Is it the right time to sell?
The economy sometimes dictates if it is a good time to sell…. Lets look at the facts.
Interest rates are at an all time low at present , and the stock market can fluctuate, adding to uncertainty with investors [who may now be looking back to solid "bricks & mortar" as a safe alternative to invest in.]
Timing, presentation and advertising are all required to bring buyers and sellers together for the best result.
A tidy home says “Welcome”. Your home should be kept neat and tidy during the period of inspections. It should not necessarily be a “show place” but appear a comfortable home in which to live.
Fresh flowers or indoor plants always brighten up a home. While you’re cleaning, think about each room and what furniture really needs to be in it. Rooms look smaller when they are crowded. Clear out anything that’s not needed to create a feeling of spaciousness.
Make sure that all minor repairs are completed. Sticking doors and windows, loose door knobs, faulty plumbing or peeling paint may affect your sale. Let plenty of light into your home. Nothing improves atmosphere more than brightness. On a dull day switch on some lights prior to the arrival of prospective purchasers. A warm comfortable heated home on cold days adds a feeling of cosiness; on a hot day don’t forget to turn on any air conditioning or fans (or simply let the breeze flow through).
“I am very aware that one of the biggest complaints made against Real Estate Agents is the lack of communication or feedback. I can assure you we are not one of these agents.”
Our philosophy of a successful sale is the ability for the transaction to be a joint partnership between yourselves and the selling agent, working with you to achieve the highest possible price for your property.
Selling your Business
There are two stages to selling a business.
The first stage is preparing your business for sale. What is your business worth?
We work closely with your accountant regarding this and can give you an accurate opinion of value for your business, plus assist you with the information required to present to an interested purchaser.
Second stage is effective marketing and advertising, to expose your business to the greatest number of prospective purchasers, in the shortest possible time, without it affecting your business, customers or turnover in the process. We do this very successfully due to the number of potential purchasers on our database. We have been associated with selling businesses for years.
The demand is strong at present for business opportunities, due to the current economic climate. Due to the poor rainfall in this area for a number of years, we have a strong enquiry from clients looking to diversify their income streams. We currently have qualified purchasers waiting for suitable businesses to become available that are showing good growth and expansion potential.
